Thomas Ryan – Residential Design with Depth, Discipline, and Florida Code Clarity
With decades of experience across civil, architectural, and interior design, Thomas Ryan brings a grounded, systems-based approach to residential design. His work is shaped by real-world coordination — not just drawings, but conversations with contractors, permitting officials, and structural engineers — to ensure each home is not only well-designed but buildable, code-compliant, and tailored to site conditions.
Based in Central Florida, Thomas has spent his career helping homeowners navigate the complexities of rebuilding in FEMA flood zones, planning on challenging lots, and creating homes that balance vision with function. His work emphasizes early evaluation, clear documentation, and enduring partnerships with builders and regulatory professionals.
As the owner of Ryan Studios, Thomas limits the number of projects he accepts each year to ensure careful planning, strong communication, and a truly collaborative process. He believes that good design is measured not only by how it looks — but by how well it works, how long it lasts, and how confidently it moves from idea to reality.
Background & Experience
Thomas’s career spans over four decades of work in residential and commercial design, construction documentation, and architectural coordination. His experience includes everything from custom home design to large-scale assisted living projects, historic renovations, medical offices, and site-adaptive planning across Florida and the Southeast.
Before establishing Ryan Studios, Thomas served as an architectural project lead and owner representative for dozens of assisted living and memory care facilities throughout five states. He managed cross-disciplinary teams of architects, engineers, and consultants — coordinating design intent, construction administration, and permitting with agencies including AHCA, DOT, and SCDHEC.
In Central Florida, Thomas’s work has included educational environments, custom residential designs, medical offices, tenant build-outs, and adaptive reuse of historic properties. His technical strengths include Auto Cad drafting, construction documentation, MEP coordination, Florida Building Code compliance, and practical site planning with attention to setbacks, drainage, and zoning.
With a foundation in both hand-drafting and digital design, Thomas blends old-school discipline with modern tools. He is particularly adept at solving problems early — before they become delays in permitting or miscommunications in the field. His collaborative mindset and field-tested understanding of construction realities make him a valuable partner to both clients and contractors.
